Plans in progress to build new housing units on edge of Notre Dame’s campus
SOUTH BEND, Ind. (WNDU) - Plans to build 551 new housing units on the northern edge of the Notre Dame campus are progressing.
The “Northern Edge” development deals with market rate housing. It is not intended to be student housing.
The development site is high profile. It’s the first thing you see when you get off the Indiana Toll Road at the Notre Dame exit.
The building would take place at the northeast corner of State Road 933 and Douglas Road. The developer would start with two apartment buildings with a combined 374 units.
Phase two calls for 100 rental townhomes. The third and final phase would add 77 more apartments for active adults aged 55 and up.
“It’s one of those pieces right at the south end of Roseland right, at that north edge of the campus that sat, it was part of the married student housing area. It’s been kind of underdeveloped, based on what everything else is happening around there, so we think this is a great next step to really move that area forward,” said Bill Schalliol, St. Joseph County Economic Development Director.
The total investment in these three phases is anticipated to be over $181 million. The entire project would be completed in 2088.
Today, the St. Joseph County Redevelopment Commission was asked to designate the site as an Economic Development Area.
That would allow officials to capture the taxes created by the new development and use them to issue bonds and to incentivize the Northern Edge project and others.
“15% of it will be available to county redevelopment to enhance and incentivize the development of property further north on 933 which would be the prior Holiday Inn property and that is for development that will exceed $5 million,” said Attorney Philip Facenda.
