$50 million development at Gumwood and Cleveland gets green light

The Mishawaka Common Council cleared the way for a $50 million development on the city's far northwest side Monday night.

They unanimously approved a rezoning and annexation request made by Great Lakes Capital for 45 acres at Gumwood and Cleveland roads.

The South Bend-based developer plans to add apartments, assisted living, retail and restaurants to the area.

They'll break ground on the first phase of the project, a 200-unit apartment complex, this spring.

But, some living near the site are asking Great Lakes to make it more than just a hub of economic activity -- they'd like to see some 'community space' included.

"If there was some fabulous recreational space that was in the middle of all of this commercial space, all of the sudden those hundreds of families that are going to a Junior Irish Tournament are in Mishawaka, spending in Mishawaka, staying in Mishawaka because there's so much to do there," said Granger resident Clare Roach.

Roach and others living in the area suggested a park or some other type of green space be added to the plans.

They also want the development more easily accessible for those who want to walk or bike over from nearby neighborhoods.

"Our concerns center around the planning for this development that does not include any provisions for sidewalks or multi-use paths," said Barbara Fredman, President of Friends of Granger Paths.

During a presentation to the planning commission in December, Great Lakes said the development would be pedestrian friendly.

They worked closely with residents when they expanded Toscana Park and plan to do the same as this new development moves forward. The large project will take several years to complete.
